Reading the Plan

How the Sattva Courtyard Site Is Planned

Sattva Courtyard master plan follows a consolidation approach that is increasingly common on large Bengaluru parcels: density is taken vertically rather than horizontally, which leaves more of the 14 acres at ground level for landscape, circulation and amenity.

Residential towers

6 Residential Towers are planned, together carrying 1,240 apartments across five configurations — 1 BHK, 2 BHK, 3 BHK with 2 toilets, 3 BHK with 3 toilets, and 4 BHK with servant room. Towers rise to ground + up to 33 upper floors, with a maximum planned height of 110.3 metres. Unit-per-floor counts, tower-wise floor distribution and unit orientation are subject to official confirmation and are not published here.

Amenity blocks

2 Amenity Blocks are planned as dedicated structures rather than as space carved out of residential floors. This is a meaningful planning distinction: it separates amenity circulation from residential lobbies. The detailed amenity schedule inside these blocks has not been officially released — see the Sattva Courtyard amenities page for the current position.

Basements

3 Basements are planned below grade, accommodating parking and building services. Parking allocation per configuration is not published at pre-launch stage and should be confirmed in writing before booking.

Mixed-use character

The development is described as a premium mixed-use & high-rise residential development. The specific extent, location and nature of the non-residential component within the master plan are subject to official disclosure and applicable approvals.
